The acreage is rolling hills on the west with more level brush country on the east end. Brush consist of cedar, mesquite, hack-berry, and other native brush. Grass cover is good throughout the property. There is a good road system through out the ranch, most of the property is very accessible. Water is provided by one windmill in the north east corner. The windmill have concrete reservoir and water trough. There is dirt tank in the south west corner that will go dry during prolonged dry spells. There is also a dirt tank along the northern boundary that is shared and split by fence with the property to the north.
